The Complete Tenerife Home Maintenance Calendar

Tenerife's mild climate is forgiving, but it still has real seasons for maintenance. Here's what to schedule and when.

Tenerife's climate is famously mild — locals sometimes call it 'the island of eternal spring' — which lulls a lot of homeowners into thinking a property here needs less looking after than one in a harsher climate. In some ways that's true. In others, it's exactly backwards: mild, humid, sun-and-salt conditions create their own maintenance rhythm, just a different one to what you might be used to elsewhere. Here's a practical, season-by-season run-through.

Spring (March–May)

This is the best window to get ahead of summer demand. Book your annual AC service now, before the queue lengthens and temperatures climb — a unit that hasn't been checked since last year is the most common cause of a mid-August breakdown. It's also a good time to inspect irrigation systems as gardens wake up from the cooler months, check pool equipment before the swimming season really starts, and give solar panels a clean if they've collected dust over winter.

Summer (June–August)

AC and pools are doing the most work of the year, so this is a monitoring season rather than a project season — watch for early signs of strain (reduced cooling, water needing more frequent balancing) rather than waiting for a full breakdown. It's also peak season for villa rentals and visiting family, so cleaning schedules often need to flex upward. Outdoor furniture and shutters take the most sun exposure of the year here, so it's worth a visual check for fading or warping.

Autumn (September–November)

This is when Tenerife's rainy season starts to arrive, generally more noticeable from October. It's the right moment to check roof drainage, guttering and any exterior areas prone to pooling water, particularly on older properties. It's also a sensible time for a general exterior inspection — paint, render and metalwork show a full year of sun and salt exposure by now, and catching small issues before the wetter months is cheaper than after.

Winter (December–February)

The coolest, wettest months of the year by Tenerife standards — still mild compared to most of Europe, but this is when humidity and mould issues are most likely to appear, especially in second homes left closed up. It's also Calima season for many owners, though these Saharan dust events can technically occur at other times of year too. Regular ventilation and property checks matter most now if you're away.
